Business Challenge

Meridian Realty Group is a regional brokerage operating five branch offices, each of which had, over the years, ended up running its own website — built at different times, by different people, with no shared brand system holding them together. Fonts, colors, and even the logo treatment varied from branch to branch, and none of the five sites had a working lead-capture form. Anyone who did land on a branch page had no way to inquire about a listing without picking up the phone during office hours, so agents relied almost entirely on walk-ins and word-of-mouth referrals to fill their pipeline — a model that plateaued the moment each branch exhausted its immediate local network.

The visibility problem compounded the conversion problem. Each branch's Google Business Profile was either unclaimed or missing basic information — hours, service areas, listing categories — which meant Meridian showed up inconsistently, if at all, in local map results. Meanwhile the five microsites duplicated large chunks of boilerplate content about the brokerage, leaving each one with too little unique, location-specific substance to rank for the searches that actually drive real estate leads, things like "homes for sale in [city]" or "[neighborhood] real estate agent." The result was five branches competing against each other for the same thin slice of branded search traffic while ceding the much larger volume of local, high-intent queries to competitors with dedicated location pages.

Strategy

Rather than patching each branch microsite individually, the engagement was sequenced in three phases so the technical foundation, local visibility, and paid acquisition all fed the same lead-capture funnel instead of operating as five disconnected efforts:

Phase 1 — Weeks 1–4

Unified property portal

Consolidated the five branch microsites into a single WordPress property portal built on one shared brand system, with a unified listings search and feed and a dedicated, fully branded location page for each branch.

Phase 2 — Weeks 4–10

Local SEO foundation

Claimed and fully optimized each branch's Google Business Profile, built out location-specific landing pages targeting each branch's service area, layered in LocalBusiness and RealEstateAgent schema markup, and cleaned up inconsistent name/address/phone citations across directories.

Phase 3 — Weeks 10–16

Paid lead-generation engine

Launched Google Ads targeting high-intent "for sale" and "for rent" local searches alongside Meta and Instagram listing ads, with every lead-capture form wired directly into the receiving branch team's existing follow-up workflow.

Execution

Website

The five microsites were retired in favor of one consolidated property portal, giving every branch a consistent visual identity while preserving what made each location distinct: its own agents, its own listings, and its own local landing page. A unified listings search and feed replaced five separate, manually updated listing pages, and every branch page was rebuilt mobile-first, since the majority of listing searches were happening on a phone.

Local SEO

Each of the five Google Business Profiles was claimed, verified, and filled out completely — accurate categories, service areas, business hours, and regularly posted listing updates — then paired with LocalBusiness and RealEstateAgent schema markup on every branch page and a citation cleanup pass to resolve name, address, and phone inconsistencies across property portals and directories that had been quietly working against Meridian's local rankings.

Paid Ads

Google Ads campaigns were structured around high-intent, location-specific "for sale" and "for rent" searches rather than broad brand terms, and Meta and Instagram lead ads were layered in to put individual listings in front of people actively browsing in the surrounding area. Every ad routed through call tracking and lead-capture forms tied to the specific branch responsible for the listing, so follow-up happened within minutes rather than being lost in a shared inbox.

★★★★★

For years we assumed walk-ins and referrals were just how real estate worked in our market, so we never questioned it. Now every branch has a page that actually generates leads, and for the first time we can see exactly which searches and campaigns turn into appointments instead of guessing.
